As a landlord, property manager or letting agent, you are legally required to carry out an EICR or electrical installation condition report every 5 years. For homeowners, an EICR is recommended to be carried out every 10 years but is not necessarily a legal requirement.

EICR Dartford

An EICR is an extensive investigation of all electrical aspects in a property, features such as the fusebox or consumer unit, lighting, switches and plug sockets are carefully tested. Through the inspection, we can identify any hazards or faults which could lead to potentially dangerous outcomes such as electrical fires or even electrocution. Another key observation made during an inspection is if there is a lack of earthing or bonding, both are vital in preventing electrical shocks so evidence of earthing and bonding needs to be seen.

If a property has additional electrical features such as an EV charger, solar panels or underfloor heating, these installations will also be checked to ensure they are safe and functioning efficiently.

UK law, How often do I need an EICR?

As SJ Supplies work closely with rental property owners, we know they take the safety of their tenants seriously and comply with regulations surrounding electrical safety.

Once a satisfactory EICR is achieved, the landlord has 28 days to provide a copy of the report to any existing tenants and new prospective tenants.

If the report identifies any faults and states further remedial work is required, the landlord must complete the work within 28 days or shorter as stated in the report.

A copy of the EICR will also need to be provided to the qualified electrician who will undertake the next inspection.

EICR Classification Codes

As qualified electricians who are able to conduct an EICR, classification codes will be assigned to any faults we do find during the inspection, the codes will indicate any further actions the landlord must carry out.

  • C1- Risk of injury or fault is very dangerous, we will endeavour to make any C1 faults safe before we leave the property.
  • C2-Faults identified are potentially dangerous.
  • FI-Further investigation required immediately.
  • C3- Further work is not recommended but improvements could be made.
